6 Pillars of Protection

The Real Estate Regulation Act safeguards your investment through these six fundamental mandates imposed on builders.

Mandatory Registration

No sales, advertising, or booking allowed without a valid RERA ID. This ensures the project is legitimized by the state.

70% Escrow Account

70% of your money goes into a dedicated bank account used only for construction and land costs, preventing fund diversion.

Carpet Area Only

Pay only for the usable floor area within the walls. Say goodbye to paying for "Super Built-up" phantom space.

10% Advance Cap

Builders cannot ask for more than 10% advance payment without signing a registered Agreement for Sale.

Fair Interest

Equal interest penalties. If you pay late, or if they deliver late, the interest rate charged is exactly the same.

5-Year Warranty

Any structural defect or poor quality workmanship found within 5 years must be fixed by the builder for free.

Your Rights

As an Allottee
  • Transparency: Access to all sanctioned plans, layout plans, and specifications.
  • Timeline: Know the exact stage-wise schedule for completion of water, electricity, and sanitation.
  • Refunds: Full refund with interest if the builder fails to give possession on time.
  • Possession: Claim possession of the unit and the common areas as per the agreement.

Your Duties

Responsible Ownership
  • Timely Payments: Pay installments strictly as per the schedule in the Agreement for Sale.
  • Interest on Delay: You are liable to pay interest if you delay your payments.
  • Take Possession: You must take physical possession within 2 months of the Occupancy Certificate.
  • Registration: Cooperate and participate in the registration of the sale deed.

Filing a Complaint

Dispute with the builder? Follow this step-by-step roadmap to file a case on the MP RERA Portal.

01. Visit Portal

Go to rera.mp.gov.in > Complaint Tab.

02. Select Form

Form M: For general relief/possession.
Form N: Specifically for compensation.

03. Pay Fee

Online Payment: ₹1,000 (Form M) or ₹5,000 (Form N).

04. Upload Docs

Upload PDF scans of Booking Receipt, Sale Agreement, and Email/Letter correspondence.

05. Hard Copies

Send 1 physical copy to the RERA Authority and 1 to the Builder via Registered Post.

06. Hearing

Attend the hearing (Virtual/Physical) on the notified date.
